No repairs or improvements are done to the property. The property is sold as is, where is, with all faults.
Example:
We acquire a property from A (Seller) for $40,000 which needs about $15,000 of repairs and has a After-Repaired-Value (ARV) of $100,000.
Then we B (Wholesaler) market the property for $50,000 which is 50% of the ARV.
Which leaves plenty of equity for C (End Buyer) to make the repairs to the property and still make a profit when they are ready to sale the property.
After a few showings, C (End Buyer) decides to purchase the property for $50,000.
Which results in a profit of $10,000.
As you can see this is not the traditional fix then flip transaction that you may be familiar with. Your funds are NOT being used to repair a property which may take several months. Just two basic transactions, A (Seller) to B (Wholesaler) and B (Wholesaler) to C (End Buyer), which are executed separately but normally on the same day.
This is where you come in, we need more private investors with short term capital to lend so we have “Cash” to fund our A to B transactions. Your private funds are only used for one business day. Because the closings happen the same day, we are able to return the funds used the next business day. This means additional security on your investment.

* Monthly Interest Only Payments
* Minimum Term is 12 months which we will pay you 10% interest.
* Minimum investment of $50,000 is required.
We will send you a monthly interest only check for the duration of your investment. Then at the end of the term you will receive a one time, principle plus interest payment.
