Then we B (Us) make the repairs/updates to the property then market the property on the retail market for $99,900.
Once we find C (End Buyer) we sign a contract and schedule a closing date.
After commissions, closing costs, etc are deducted from the proceeds we make a profit of about $25,000.

As you can see this should sound like a traditional fix then flip transaction that you may be familiar with. From purchase date from A the Seller to the closing date with C the End Buyer is between 4 and 6 months. You are given first lien on the property which means your investment is backed by real estate.

This is where you come in, we need more private investors with capital to lend so we have “Cash” to fund our transactions. Your private funds are only used for acquiring the property and the repairs/updates needed to the property. We have completed several dozen transactions which means we know what to do and what not to do. We know which areas to invest in and which areas to stay away from. All this experience and knowledge means additional security on your investment.

Minimum Term is 12 months which we will pay you 12% interest.
* Minimum investment of $75,000 is required.

We make monthly interest only payments which are deposited directly into your bank account for the duration of the investment.  Then at the end of the term you will receive a one time, principle plus interest payment.
